• A west-side residential developer was proposing a major Wilshire Boulevard condominium project in the Westwood Specific Plan area.  The Afriat Consulting Group was retained to gain Planning Commission and City Council approvals for the project even though the Councilmember of the district was opposed to the project.  The project was approved unanimously by the Commission, and by a majority of the City Council. • Developers in the Santa Monica Mountains contacted us because they were unable to sell their property without a Certificate of Occupancy which was being withheld by the Department of Building & Safety due to numerous violations and encroachments. We negotiated successfully with the Council Office, a prominent Homeowners organization and the Santa Monica Mountains Conservancy and secured a badly needed Temporary Certificate of  Occupancy for our client.
• A major developer, after winning a much-publicized landmark lawsuit against the City of Los Angeles, hired us to gain City Council approval of their entitlements which, in effect, settled the lawsuit (including the possibility of appeal).  Against vehement opposition from the Councilmember of the district, we successfully lobbied the City Council and gained the two-thirds vote necessary to approve the entitlements and settle the lawsuit. • A major developer came to us for assistance in gaining a lucrative city contract to construct a new city office building as well as a hotel, retail, and parking complex.  City staff had recommended another bidder.  We put forth a major lobbying effort to overrule city staff’s recommendations.  The Council ultimately gave the contract to our client.
• A shopping center developer contacted us after an architect had erred in plan designs, which caused the developer to miss being grand-fathered out of the city’s mini-mall ordinance.  We negotiated with the community and the Council Office and obtained Council approval for the first hardship exemption to the mini-mall ordinance. • A major hotel developer had his project stifled at the eleventh hour as a result of a lawsuit against the City of Los Angeles by the City of West Hollywood.  We were brought in to work with the members of the West Hollywood City Council to obtain a settlement satisfactory to the City of West Hollywood, the City of Los Angeles and the developer.  We were successful, the lawsuit was settled, and the hotel has been built and is operating.
• A restaurant in West Hollywood desired to expand but did not have adequate parking at its location.  We negotiated with the West Hollywood Planning staff and appeared before the Planning Commission and City Council and obtained a Conditional Use Permit for the restaurant to have their parking off site. • A large financial consulting company, facing the immediate threat of losing a large contract with the County of Los Angeles, contacted us.  In one week’s time, by working directly with members of the Board of Supervisors and their staff, we were able to circumvent the potential contract loss.  The Board of Supervisors voted unanimously to renew the contract with our client.
• A major design center in the City of West Hollywood wanted to conduct a $25 million renovation project and to complete the vision set out by its original architect by building a new, 400,000 square-foot Class “A” office building on top of an existing surface parking lot. We worked closely with the city and the community and were successful in obtaining city approvals not only for the extensive renovation but also a unanimous approval from the City Council for the new office building. • A major parking lot operator retained us six days before a vote was to be taken in the Los Angeles City Council for the approval of a parking operations contact for the Los Angeles International, the Ontario International, and the Van Nuys Airports.  The Council Committee had already unanimously recommended against our client's proposal.  Also, there was a heavy opposition by the incumbent operator and from the other bidders on the contract.  After intense lobbying by both sides, our client's contract was approved in City Council.
• A number of adult entertainment establishments in the City of Los Angeles retained our services to fight an ordinance by the City Council. The ordinance would have established a 6-foot rule separating patrons from entertainers, the intention clearly being to close our clients’ businesses. We coordinated an aggressive signature-gathering effort and gathered twice the number of signatures that were required for a referendum, forcing the Council to repeal the ordinance in order to avoid a costly special election. • A major developer was proposing to construct a 38-story office building with approximately 704,000 square feet of floor area on Constellation Boulevard in the Century City North Specific Plan Area.  The local Council member was opposed to the proposed development.  The Afriat Consulting Group successfully advocated the project to the Planning and Land Use Management Committee members, and to the City Council members, to obtain the final votes necessary to have both the EIR certified and the project approved.
